Booking Policy:
Guests
are required to endorse the Guest Responsibility agreement. A credit card is
required on all cottage rentals as a security/damage deposit and Guest(s)*/Cardholder(s)
shall be charged for any damages or unnecessary housekeeping per the Guest Responsibility agreement. A booking deposit equal to
50% of the cost of stay plus tax is required to reserve the cottages, the
balance in full is due at on the scheduled day of arrival.
Cancellation policy:
If
cancellation is received 10 days or more prior to the scheduled date of arrival
we will gladly refund you booking deposit. Less than 10 days notice forfeits
the booking deposit. Less than 2 days forfeits the entire rental amount. Unless
the cottages can be re-rented in; which case a 50.00 cancellation fee applies.

As
a condition to the rental of the cottages, Moxi Inc. reserves the right to
charge the Guest’s credit card for any Guest caused damages sustained to the
Cottage throughout the duration of their stay of occupancy. In the event of any
Guest caused loss, or damage to the Cottage, including, but not limited to
repairs, replacements, undue cleaning, eviction, service calls, service
charges, fines, plus all applicable tax, Moxi Inc. is hereby granted the right
to debit(charge) the Guests Credit card. An itemized statement outlining all
associated costs will be sent via regular mail to the mailing address submitted
by the Guest at such time as the reservation was booked. By signing this
Agreement, the Guest hereby agree(s) to pay for all such charges, as defined
above and on the proceeding pages.
SECURITY/DAMAGES AGREEMENT:
1. Guests are individually liable
and otherwise fully responsible for any and ALL Guest caused damages to the
cottage, including, but not limited to all adjacent structures and premises,
throughout the entire duration of their stay of occupancy. This includes, but
is not limited to intentional and /or unintentional removal of Property Owners
property. Guest credit card(s) shall be charged at full cost of repair and/or
current replacement, including labor and materials, removal and disposal, plus
taxes and surcharges, as applicable.
2. A Fifty Dollar ($50.00)
Replacement Fee shall be assessed to a Guest that fails to return any and all
Cottage related keys. All such costs shall be charged to the Guest’s credit
card.
3. Failure to vacate the Cottage
on the schedule date of departure by our established check-out time of 12:00 PM
shall result in assessment of a fee equivalent to the sum of one (1) additional
night’s rental rate, plus tax, with all such costs being charged to the Guests
credit card and the Guest will be subject to eviction from the Cottage.
4. Undue and/or unreasonable
cleaning of the Cottage immediately subsequent to the Guests departure shall be
charged to the Guests credit card as a Cleaning Charge at a rate of Fifty
Dollars ($50.00) per hour, with a one (1) hour service Minimum. This applies to
all premises exterior and interior, as well as the grounds.
CHECK-IN/CHECK-OUT PROCEDURES:
CHECK-IN
time is 3:00 PM on
the day that your scheduled reservation begins; there is NO early check-in
except by prior arrangement. CHECK-OUT time is 12:00 PM (SHARP). Your
cooperation in adhering to our established check-out time will be greatly
appreciated by both our housekeeping staff and incoming guests (see rule #3
under Security/Damage Agreement). Prior to departure, the Guests are expected
to clean dirty dishes, cookware and
eating utensils should be washed, all household trash, garbage, and /or other
discarded items should be properly bagged-up so as to avoid spillage/leakage,
and turn off all heat and appliances.
Upon departure, all keys are to be brought
back to the Ajax Café. If the Café is not open the keys may be dropped thru the
mail slot. Keys not returned in accordance with the above shall be treated as
though the Guests remained a the Cottage in excess of the scheduled 12:00 PM
check-out time, and rule #3 under Security/Damage Deposits shall apply. DO NOT leave the key in Vacation Property and and/or under
outside doormats.
HOME MAINTENANCE/HOLD HARMLESS:
While
Moxi Inc. strives to maintain Vacation Properties in the finest condition, Moxi
Inc. does guarantee that appropriate repair and/or replacement will be
performed as soon as possible under prevailing circumstances. As such, it is
the Guests responsibility to immediately notify Moxi Inc., of any and all
difficulties that they incur during their stay so that appropriate
repairs/replacements can be scheduled and performed. Inconvenienced under which we may have
no immediate control and which DO NOT warrant any refund of rental monies include: (1) breakdown
of VCR’s, or other recreational appliances/devises, (2) power outages,
(3)adverse road and/or weather conditions, (4) construction taking place in the
area, (5) Cottage that is/are not decorated and/or otherwise accommodated to
suit the guest’s individual/personal taste(s). All Guests and their invitees use the Cottage structures and
premises at their own risk. Moxi Inc., and its principals shall not be held
liable nor otherwise responsible in any way for injury to any Guests and/or
their invitees, that is caused or permitted to be caused by the intentional or
unintentional acts of said Guests and /or invitee(s), or by the failure of
structures, appliances, furnishings, and/or other equipments, whether by
malfunction, misuse, acts of God/nature, and and/or are otherwise naturally
occurring. No guarantees are expressed nor implied regarding the fitablity/suitability/compatibility
of materials utilized in the construction of the Vacation Property and/or it’s
contents. Moxi Inc. and its Property Owners (principals) shall not be held
liable nor otherwise responsible in any way for allergic reactions to it Guests
and/or invitees, caused or permitted to be caused by materials utilized in the
manufacture of the Vacation Property and/or its contents, nor from mold and/or
airborne spores, nor from pet/animal allergens, nor from chemical agents
including, but not limited to appliances, linens, carpeting, utensils,
fixtures, hot tubs, saunas, and/or to their equipment. By endorsing this
Agreement, Guests/invitees hereby agree to forever hold-harmless and indemnify
Moxi Inc., and it’s Property Owners (principals) from any
liability/responsibility arising therefore.
OCCUPANCY LIMITS ENFORCED:
Adherence to designated Vacation property occupancy limits is
strictly enforced. Overcrowding violates local health codes and fire ordinances,
and is considered grounds for immediate eviction from the Cottage, with Guests/Cardholder
forfeiture of any and all monies paid.
SMOKING:
All Cottages within the Moxi Inc., rental program are considered
smoke free. Smoking is permitted OUTSIDE of the structures(s) of the Cottage.
However, all cigar/cigarette butts, wrappers, and/or other material must be
properly discarded. All cigar/cigarette butts should be disposed of
accordingly. Materials found discarded about the grounds will necessitate additional
cleaning, with a one (1) hour service minimum (see Rule #4 under
Security/Damage Agreement).
PETS:
Moxi Inc., offers it’s Guests (domesticated) pet friendly
accommodations in SOME of its Cottages. It is the Guests responsibility to
check with Moxi Inc., prior to reserving, to disclose that they wish to bring a
pet(s) and to determine the availability of pet friendly Cottages. Pets found
in Cottages not designated for such purposes, shall result in the Guests
immediate eviction from the Vacation Property with the complete forfeiture of
any and all monies paid. An additional Pet agreement Policy must be
acknowledged by Guests/cardholder.
ENTIRE AGREEMENT:
THIS AGREEMENT, WHEN COMBINED WITH THE BOOKING POLICY AND PET
POLICY CONSTITUTES THE ENTIRE AGREEMENT. NO ADDITIONAL PROVISIONS ARE EXPRESSED
NOR IMPLIED. THIS SUPERCEDES ANY AND ALL PREVIOUS AGREEMENTS, WHETHER ORAL OR
WRITTEN, EXPRESSED OR IMPLIED. UPON SIGNING ON PAGE 1, THE
GUEST(S)/CARDHOLDER(S) HEREBY ENDORSE THE FACT THAT THEY HAVE READ AND UNDERSTAND
THIS AGREEMENT IN ITS ENTIRETY, AND AGREE TO ACCEPT ALL OF ITS TERMS,
CONDITIONS, AND
RESTRICTIONS, WITHOUT EXCEPTION.
